Few places on the Gulf Coast have taken as many direct hits in a short span as Navarre. Wikipedia's history of the community lists significant damage from Erin and Opal in 1995, Georges in 1998, Ivan in 2004, Dennis in 2005 and Sally in 2020. The setting explains why: Navarre spreads across the Fairpoint Peninsula and Santa Rosa Island, with about 12 miles of Gulf shoreline, Santa Rosa Sound to the south, and the East Bay River, Yellow River and several creeks to the north. Water can arrive from almost any direction.
Help starts with a phone call. The Restoration Job's free line, (888) 317-9980, is open 24/7 and connects Navarre callers with independent restoration providers that cover south Santa Rosa County. Those companies are third parties who handle the assessment and the work; our part is getting you to one quickly.
How the call works: when you call (888) 317-9980, The Restoration Job connects you with an independent restoration provider that serves Navarre. That provider inspects the damage, explains the scope and quotes the work. The Restoration Job doesn't perform restoration itself. Read our referral disclosure.
Dennis, Opal and the Record on Navarre Beach
Hurricane Dennis came ashore near Navarre Beach around 1:30 p.m. on July 10, 2005, as a Category 3 storm. The National Weather Service recorded a storm tide of nearly 6.5 feet at Navarre Beach and a 121 mph gust, and reported that almost every structure on the beach suffered some kind of damage. Ten years earlier, Hurricane Opal pushed 10 to 15 feet of surge from Navarre Beach east to Destin and destroyed Highway 399 between Pensacola Beach and Navarre, while the inland bays rose 6 to 8 feet.
Those numbers matter for anyone who owns or manages property on the island or along the Sound. Surge leaves salt, sand and contaminated water inside walls and under flooring. After that kind of event, storm damage cleanup usually starts with debris removal and tear-out of soaked materials, followed by cleaning and drying of the structure before any rebuilding.
Sally's Rain Fell on Flat, Sandy Ground
Navarre's flood risk is not only about surge. Hurricane Sally came ashore slowly to the west, at Gulf Shores, in September 2020, and the NWS logged 19.95 inches of rain in Navarre. Across Santa Rosa County, the NWS reported about 1,400 residential structures affected, with 139 suffering major damage. The community sits on mostly flat, sandy soil about 30 feet above sea level, and while sand drains quickly in a normal storm, a day of tropical rain saturates it and leaves water standing in yards, retention areas and roadside swales.
Common results include water seeping under doors of slab homes, roof leaks from wind-driven rain, and garages taking on water that then wicks into adjacent drywall. Santa Rosa County's floodplain office reminds residents not to dump yard debris into ditches, since clippings and branches can plug channels and push water back toward houses.

Beach Condos, Vacation Rentals and Owners Who Live Elsewhere
Navarre Beach, its own census-designated place, is lined with condominiums and rental homes, and many owners are not on site when a problem starts. A leaking supply line or a clogged air-conditioner drain can run for days in an empty unit before housekeeping or the next guest discovers it. In a condo tower, that water travels down to units below.
- Ask your association which components it insures and which belong to you, typically interior finishes and contents.
- Give your property manager authority to call for emergency drying when you can't be reached.
- Install water shutoff sensors on water heaters and under sinks in units that sit empty.
- Keep AC condensate lines flushed; they clog quickly in this humidity.
For water that has already soaked carpet, cabinets or drywall, a provider offering water damage restoration can extract, dry and document the loss for the association and the insurers involved.
Drying Out Before Mold Gets a Foothold
Gulf humidity is the reason a small leak in Navarre can become a much bigger job. With summer dew points high and salt air coming off the Sound, materials dry slowly unless equipment controls the indoor air. Drywall, baseboards and the bottoms of cabinets are typical spots for mold to appear after a leak that wasn't dried fully.
A restoration crew will usually set dehumidifiers and air movers, take daily moisture readings, and open wall cavities if water got behind finished surfaces. Where growth has already started, containment and removal of affected materials is the normal approach. Keep the house closed and the air conditioning running if it's safe to do so; opening windows on a muggy day tends to slow drying.

Cold Snaps Are Rare but Not Unheard Of
The January 21, 2025 snowstorm dropped up to 8 inches on Navarre, according to NWS spotter reports, and overnight lows in the area fell into the teens and low 20s. Plumbing in coastal homes is often run through exterior walls or unheated spaces, so freeze breaks were part of the cleanup that winter. When another hard freeze is forecast, drip faucets, open sink cabinets on outside walls and shut off and drain irrigation and outdoor lines.

Common Questions
How do I find out if my Navarre property is in a flood or evacuation zone?
Santa Rosa County offers a Forerunner flood risk portal through its Floodplain Management page that shows property-level flood information, and the county's Emergency Management page links to an evacuation zone lookup. Homes on Navarre Beach and along Santa Rosa Sound face different surge exposure than those farther inland toward East Bay, so check both tools before hurricane season.
My rental condo on Navarre Beach had a leak while it was empty. Who pays?
It depends on where the water started and what your association's master policy covers. Often the association covers common elements and the building structure, while your unit owner's policy covers interior finishes, contents and lost rental income if you bought that coverage. Document everything with photos and moisture readings, and notify the association and your insurer promptly.
Does Santa Rosa County require permits before rebuilding after a flood?
The county's Floodplain Management office handles substantial damage determinations and construction requirements in Special Flood Hazard Areas, so contact Development Services at (850) 981-7000 before major repairs to a flooded home. Drying and removing damaged materials can generally start right away to limit mold, but rebuilding in a flood zone may need county approval first.
